What Property Management Dumpster Rental Actually Covers

Roll-off dumpster on a commercial lot for a unit turnover

A turnover is a scheduling problem more than a sizing one. The container needs to arrive the day the unit empties and leave before the next tenant walks in.

Sizing A Turnover On Volume

Sizing a turnover

Unit contents are household goods, so they run 150 to 250 pounds per cubic yard and volume decides. A 15 yard covers a normally furnished one or two bedroom unit. Where it changes is a flooring replacement in the same window, because carpet is light and tile is not.

How It Actually Runs

  • Pull scheduled at booking

So the container leaves the lot the day the unit is clear.

  • Scale ticket on request

Documented weight for the invoice you pass on.

  • Containers cleaned between rentals

Which matters most on a finished lot with tenants watching.

Questions

Property Management Dumpster Rental Questions

What size dumpster for an apartment turnover?

A 15 yard handles a one or two bedroom unit with normal furnishings. Step up to a 20 for several units or a whole building. Contents are bulky and light, so volume decides. The exception is a floor replacement in the same window, where tile and mortar shift it to a weight job.

Can you schedule the pickup in advance?

Yes, and on a turnover you should. Booking the pull at the same time as the delivery means nothing sits on the lot once the clear-out finishes. Next working day is standard, and Saturday runs 8:00 AM to 1:00 PM.

Can you deliver and collect around a tenant move-out?

That is what the scheduling is for. Book the delivery for the day the unit empties and the pull for the day the clear-out finishes, and the container is never sitting on the lot through a tenancy. Both dates go in at booking rather than by phone later.

Where do you put it on a shared parking lot?

Wherever you designate, and it is worth marking the spot beforehand. A container on a shared lot costs somebody a space, so pick the bay before the truck arrives rather than while it is waiting. We need about 60 feet of straight clearance to set it down.

Do you handle multiple units in the same week?

Yes, and scheduling them together usually costs less than booking them separately. Tell us the unit count and the dates, and we will plan the drops and swaps around your turnover window rather than around ours.
